The Neighborhood Impact Program (NIP) is a grant to assist qualified homeowners with deferred maintenance repairs.

The Neighborhood Impact Program provides assistance to eligible homeowners for qualified necessary repairs and accessibility upgrades to the home. Funds can only be accessed by partnering with a participating FHLBank Indianapolis member financial institution.

Getting Started with NIP

• How do FHLBank Indianapolis Members access NIP funds?

  Member financial institutions must submit a Homeownership Initiatives Master Agreement and a Homeownership Initiatives Registration-Certification form found below.  Annually funds are disbursed on a first-come, first-serve basis.

• How do homeowners qualify for and access NIP funds?

  To qualify for NIP, you must:

  • Have total household income at or below 80% of Area Median Income.
    • HUD Income Limits (HUD to update for 2024 on or around May 15^th)
  • Own their primary residence. (see guidelines for further detail)
  • Be paid as agreed on any existing mortgage or property tax obligation.

  To access NIP funds:

  • Homeowners must work through one of our participating FHLBank Indianapolis Member institutions.
